Kev Carmody House is the newest student accommodation on UQ’s St Lucia Campus, with 17 stories offering 610 spacious one-bedroom rooms, a wide range of social areas to cook and catch up with friends as well as a stunning rooftop pool deck.

Inglis Fire and Safety were engaged originally as the Third Party Independent Certifier for the 736 Fire Rated Door sets in the Project.  In new construction Fire Doors are required to meet AS1905:2015 standards.

CONSTRUCTION SCOPE OF WORKS – FIRE RATED DOOR SETS                                                                

  • Preparation of Fire Rated Door Set Schedule (Baseline Data)
  • Revision of Door Hardware to be Fitted to Door Sets
  • Supply & Installation of Certified Fire Rated Frame & Door Tags (Mechanically Fixed)                                                       
  • Third Party AS1905:2015 Part 1 Fire Door Inspection                                                 
  • Issue defects report as required on Non Compliant Door Sets for remediation.
  • Form 12 Certification of Fire Door Sets

Upon Completion and Hand over of the building to the University of Queensland. Inglis Fire and Safety were engaged to complete the annual Fire Door Set inspections along with preventative maintenance.

POST CONSTRUCTION SCOPE OF WORKS – FIRE RATED DOOR SETS

  • Fire Door Inspection as per AS1851-2012 -– Hinged and Pivoted – Singles & Double Doors 
  • Perform a 6 month inspection of all Common Area & Fire Stairs
  • Perform a 12 month inspection of all Common Area, Fire Stairs & Unit Entry Doors
  • Preventative Maintenance to Fire Door Sets – Carried Out at Time of Inspection.
  • Complete – Inspection Report on Fire Door Sets    

Offering preventative maintenance is essential to ensure your Fire Door assets remain complaint and by following our best practice guidelines. It is proven practice that addressing items early when issues are minor rather than letting it go to become a major more costly issue to repair or replace.               

PREVENTATIVE MAINTENANCE INCLUSIONS

Hinges

Hinges checked for tightness and lubricated.

Door Seals

Drop seal height adjusted if required.

Perimeter seals lubricated with light silicon spray.

Adjustment of Hinge Gaps

Where possible adjust the gap clearances to compliant standards.

Pull Handles

Each fixing tightened to ensure the pull handle is firm and stable.

Door Closers

Door closer adjusted to provide a smooth closing action so that the door closes correctly, as well as back check adjustment. Closer Fixings tightened if required.

Locks, Latches & Panic Equipment

Lubrication of the latch bolt, using an aerosol spray.

Lever and Knob Handles

All fixings checked for tightness with any loose fixings adjusted.

PREVENTATIVE MAINTENANCE EXCLUSSIONS

Cleaning

Cleaning of door and frame surfaces as well as door furniture.

Continued Operation

Doors must be put through one (1) open and close cycle at least once per month

Materials

Removal or Replacement

Of Non Compliant – Hardware, Doors, Seals & Signage

Rectification
