Logan Hospital is the major health centre servicing the Logan region in the state of Queensland and provides a range of speciality services for children and adults

Upon Completion and Hand over of the Logan Hospital Carpark Project we received an enquiry that the doors were falling apart in the High Voltage Energex Room.

After completing a site inspection it was identified that the door leaves were warping, bowing and the door skins delaminating. The causes of the issue were no overhead protection, the specified paint colour being a dark grey and the specified door size design was outside warrantied door specifications by the manufacturer.

When designing and specifying doors sizes and colour selection, it is essential we are building to best design practices.

  1. Door Warranty – The door manufacturer does not extend any guarantee against warping for 35-40mm thick doors which are greater in height than 2100mm or wider than 920mm. 
  2. Doors must have LRV greater than 50%. LRV, or light reflective value, refers to the percentage of light a paint colour reflects. To predict how light or dark a colour will appear, experts use its Light Reflectance Value. LRV is measured on a scale from 0%, which is black and doesn’t reflect any light to 100%, which is pure white and reflects all light.
  3. All external doors are to have overhead weather protection – refer to below extract from AS2688:2017 Appendix A (Overhead Protection of External Doorsets). If exposed, door can bow and warp resulting in door not being sealed or able to latch. Warranty will be void if there is insufficient protection.

SCOPE OF WORKS

Our fully licenced and experienced team were able to identify a solution where rectifications were carried out on the exiting frame rather that the additional costs for full removal and replacement all while still meeting the AS1905:2015 standard for fire rated doors.

Inglis Fire and Safety were than engaged to complete the following scope of works.

Modification of existing fire rated metal door frame and replacement doors

  • Supply & install an overhead transom with a fire rated panel over into the existing door frame reducing the height of each operational door leaf.
  • Supply & install replacement fire rated doors.
  • Remove & re-install existing fire rated door hardware & signage
  • Painting of metal door frame, panel over and door leaves with a lighter coloured paint with a higher performing LRV
  • Re-certification of door set
